Willans LLP solicitors is hosting an in-person seminar for buy-to-let property owners at Pittville Pump Room on Thursday 19 June 2025, to provide expert insights on the proposed Renters' Rights Bill and what it means for landlords.
The Renters' Rights Bill is predicted to be enacted in 2025 — and there have been some significant changes proposed to make renting fairer and more stable for tenants.
Some of the key changes include introducing caps on advanced rent; changes to guarantor liability in the event of a tenant's death; abolishing the fixed-term tenancy; and expanded rent repayment orders for landlords who violate housing laws or fail to provide safe and habitable housing for their tenants.
The government's proposed changes seek to redress the power balance between landlords and tenants, giving tenants more protection and financial security, as well as improving the standards of private rental properties.
While the changes may be concerning for some landlords, there are reforms to benefit them, too — including new grounds for recovering possession — and Willans' team is primed and ready to help landlords and investment property owners navigate these changes with expert advice at the seminar, as well as answering questions from attendees.
Speakers include Willans conveyancing partner Suzanne O'Riordan; partner Nick Southwell; solicitor Bethen Abraham; trainee solicitor Katie Charlton; and guest speaker Nick Latimer from Crowe, who will share his insights on capital tax planning and structuring for property, covering issues on stamp duty, capital gains and inheritance tax following the spring statement 2025.
Nick Southwell said: 'The proposed Renters’ Rights Bill could mean significant changes, as well as benefits, for many landlords and investors. Our experienced team of solicitors will be able to offer expert guidance as well as answer any questions that landlords may have, so please do come along.'
Bethen said: 'We’re looking forward to welcoming attendees for the second instalment of our seminars on the Renters’ Rights Bill. Don’t miss the chance to join us for an overview of the reforms, as well as key points landlords need to know before the Bill becomes law.'
Tickets are free but anyone interested in attending must reserve a place online in advance by visiting willans.co.uk.
